Industrial Parks
There are four industrial parks within the county available for industrial development:
1. Goldboro Industrial Park
2. Melford Industrial Land Reserve
3. Mulgrave Industrial Park
4. Canso Industrial Park
Goldboro Industrial Park
The municipality owned Goldboro Industrial Park is the landfall site for the Sable natural gas sub-sea pipeline and home to the SOEI $200 million dollar natural gas processing plant. It averages 400 mmcf/day with more capacity for processing and expansion to accommodate the many reserves surrounding Nova Scotia.
The Park consists of:
- 1500 acres of land with room for expansion
- Direct access to U.S. markets via Maritimes and Northeast Pipelines export infrastructure

- Cogeneration Tax Write-Down – the Class 43.1 tax write-down is an additional significant tax credit making cogeneration attractive for investors. To judge eligibility for this benefit, the Department of Natural Resources will determine your heat rate. To take advantage of this write-down, investors must show that the “consumption of fuel chargeable to the electricity generated is less than 6,000 BTM/kwh of electrical energy produced”. The tax benefits are an accelerated write-off of 30% on eligible equipment.

Melford Industrial Park
The Melford Industrial Land Reserve consists of:
- 14,500 acre industrial zoned park located on the Strait of Canso.
- Sheltered, deepwater, ice-free port with water depths in excess of 90 feet within 100 feet from the shore
- Located along the Strait of Canso it is an ideal location for a supply base, fabrication site, general and bulk cargo terminal
- The Strait of Canso can handle Post Panamax vessels or ULCC’s
- Engineering work completed for easy connections to Nova Scotia’s excellent railway and roadway systems
- Ample space for the construction of storage facilities and access to high capacity electrical transmission lines running adjacent to industrial property
- A purpose-built 600-acre freshwater reservoir, with available capacity of 10 million US gallon capacity per day
- 10′s of thousands of acres of available industrial lands

Mulgrave Industrial Park
The Marine Industrial Park was established in 1983 after the Mulgrave Industrial Commission identified the need for high quality industrial space in the Mulgrave area. The park is owned by the Provincial Government. The Mulgrave Marine Terminal has
- Superior wharf facilities and is strategically located on established international and coastal shipping lanes
- The Mulgrave Marine Terminal is positioned to service the offshore oil and gas industry through its strategic location, excellent infrastructure, skilled workforce and supply base services. The Terminal also services a range of marine cargo activities requiring warehousing and laydown area at dockside.
- The facility has undergone recent upgrades including:
- Reconstruction of the southern berth of the Terminal. For this project, new steel sheet piles were driven, new backfill was brought in and anchor bolts and cables were replaced providin
- New office and warehouse facility located directly on the Marine Terminal. Includes a 35,000 square foot building to house two 10,000 square foot bays and two 7,500 square foot bays, complete with warehouse and front office space. Individual office space is also available for lease.
- Strait of Canso is ice free throughout the winter, it is open for docking year-round.
- 500 metres of docking space available at the Terminal, with 8 – 10 metre depths along the wharf face and over 4 acres of laydown area dockside.
