Industrial Parks

There are four industrial parks within the county available for industrial development, these being:


 

1. Goldboro Integrated Energy Park
2. Melford Industrial Land Reserve
3. Mulgrave Industrial Park
4. Canso Industrial Park

Goldboro Integrated Energy Park

The municipality owned Goldboro Industrial Park is the landfall site for the Sable natural gas sub-sea pipeline and home to the SOEI $200 million dollar natural gas processing plant. It averages 400 mmcf/day with more capacity for processing and expansion to accommodate the many reserves surrounding Nova Scotia.

The Park consists of over 1500 acres. Additional lands will be acquired as necessary to meet investor requirements. The lands being acquired for use in expanding the park are all Nova Scotia Provincial Crown Lands.

Utilities

Water
There are several potential sources of industrial water in the area. Keltic Petrochemicals has identified Meadow Lake as a potential source of industrial water.

Power
Emera/Nova Scotia Power provides three phase power to the site and is planning additional industrial level service to the site based on projected demand from known industrial investors.

Telecommunications
Bell Canada Aliant provides high-speed digital capability and telephone service to the site.

Tax Incentives

Cogeneration Tax Write-Down
The Class 43.1 tax write-down is an additional significant tax credit making cogeneration attractive for investors. To judge eligibility for this benefit, the Department of Natural Resources will determine your heat rate. To take advantage of this write-down, investors must show that the "consumption of fuel chargeable to the electricity generated is less than 6,000 BTM/kwh of electrical energy produced". The tax benefits are an accelerated write-off of 30% on eligible equipment.

Community and Local Government Support
Investors will find the Guysborough County community and Guysborough Municipal government, to be fully supportive, cooperative and willing to take a proactive role in supporting development projects in the region.

Municipal Taxes
The commercial tax rate is now at $2.35/100. However, Municipal Council is committed to significant reductions in this rate, as the industrial projects are announced and begin to cluster in Goldboro.


Melford Industrial Park

The Melford Industrial Land Reserve is a 14,500 acre industrial zoned park located on the Strait of Canso. The Strait of Canso is a sheltered, deepwater, ice-free port with water depths in excess of 90 feet within 100 feet from the shore. straitsuperport.com

Mulgrave Industrial Park

The Marine Industrial Park was established in 1983 after the Mulgrave Industrial Commission identified the need for high quality industrial space in the Mulgrave area. The park is owned by the Provincial Government. The Park is within the Town of Mulgrave, on the western shore of the Strait of Canso. The transportation infrastructure in the Town of Mulgrave and the Strait Area is world-class, offering a multitude of links to key markets. The Mulgrave Marine Terminal has superior wharf facilities and is strategically located on established international and coastal shipping lanes.

The Mulgrave Marine Terminal is positioned to service the offshore oil and gas industry through its strategic location, excellent infrastructure, skilled workforce and supply base services. The Terminal also services a range of marine cargo activities requiring warehousing and laydown area at dockside.

The facility has undergone three upgrades. The first was the reconstruction of the southern berth of the Terminal. For this project, new steel sheet piles were driven, new backfill was brought in and anchor bolts and cables were replaced. The project was essential to the future of the wharf because it provided safer and sturdier docking space for the Terminal users. Currently, the Terminal is fully functional and because the Strait of Canso is ice free throughout the winter, it is open for docking year-round. There is 500 metres of docking space available at the Terminal, with 8 - 10 metre depths along the wharf face and over 4 acres of laydown area dockside.

The second upgrade at the Mulgrave Marine Terminal was the construction of an office and warehouse facility. Located directly on the Marine Terminal, the 35,000 square foot building houses two 10,000 square foot bays and two 7,500 square foot bays, complete with warehouse and front office space. Individual office space is also available for lease.

The third upgrade was to the security of the Terminal. The International Ship and Port Facility Security (ISPS) Code came into effect in July 2004. All security precautions specified in the Code have been put into effect at the Terminal.
